Tenant Fees and Charges

There are no further Tenant fees for any Tenant that has a Tenancy start date prior to 1st June 2019, other than those in the Tenancy Agreement, ie. in the event of default.

For Tenants moving into a property after 1st June 2019, our fees are:

Deposit:

Once you have made an offer that has been accepted by the Landlord, we will ask you for a holding deposit of one weeks rent. If you change your mind, do not sign the Tenancy Agreement within 15 days, fail the Right to Rent check, provide false or misleading information, the holding deposit will not be returned to you.

Change Of Tenancy

If the Tenant makes a request to change the Tenancy, ie. additional requested clauses, or, name change, adding names to Agreement, This will be charged at £50.00 (including VAT). If name changes require further referencing, then there will be an additional charge of upto £50.00 per person (including VAT).

Early Determination Of Tenancy Agreement (Tenant's request)

If the Tenant should vacate the Property prior to the end of the term then the Tenant shall pay to the Landlord the balance of the agency's introduction fees or costs in reletting the property as well as all rent due under the tenancy until the start date of the replacement tenancy, together with any other associated losses suffered as a result of the early determination of the Tenancy. These costs will be no more than the maximum amount of rent outstanding on the tenancy.

Utilities

Tenants are required to pay for council tax and all utilities in accordance with the Tenancy Agreement. If a Tenant determines the Tenancy before the end of the Tenancy Agreement, council tax will still be payable until either a new Tenant is found, or the Tenancy Agreement ends, whatever is soonest. Some other utilities may be payable under the terms and conditions of the Tenancy Agreement.

Late Payment Of Rent

Interest may be charged at a rate of 3% above the Bank of England base rate if the rent is more than 14 days overdue.

Reference Requests

Due to the Government not allowing us to charge for our time and costs, any Tenant moving into a property after 1st June 2019 requiring a reference request, or requiring a letter for any Authority, we will only respond at our discretion in an email format.
