For people not familiar with property investment, it is advisable to seek advice on the suitability of a particular property prior to purchase. We can also advise on the expected income and will tailor our services to the needs of clients, offering advice on all aspects of property purchase, rental and management.

In recent years, there has been a marked change in the interest of property as an investment, as people now realise that buying property for investment makes economic sense as returns in excess of 10% are still being achieved in certain circumstances. This has coincided with the large fall in interest rates, and the availability of buy to let mortgages at sensible rates, enabling many first and second time investors to purchase property for rental that previously wasn't viable, due to the numerous restrictions and high interest rates.

Our services can be tailor made to a client's particular need, with some clients opting for straightforward introduction, whereby the daily contact with regard to any rental payments or any problems is with the Landlord.

But more commonly, our full management service is used whereby if necessary the Landlord need have no contact at all with the Tenants. This may be due to the Landlord being overseas, or just preferring not to become involved with the various aspects of the letting.

We will ensure that an annual gas check and certificate is organised as is necessary and any other routine maintenance is carried out. We ae happy to use companies designated by the Landlord if preferred, or our own maintenance companies. We will send a statement monthly, detailing rent receieved and any deductions if repairs have been necessary and will also arrange to inspect the property on a periodic basis to ensure that it is being maintained. If Landlords are non-resident then we suggest that the relevant tax forms that we hold in our office are filled out which then enable the rent to be paid without deduction of tax.
